Chimney flashing is the weatherproof material fitted where the chimney stack meets the roof covering. It directs rainwater away from this junction rather than allowing it to run behind slates or tiles. This approach is often sensible where the chimney and roof are otherwise well maintained. It keeps disruption proportionate and addresses the immediate point of water entry without replacing sound materials unnecessarily.

However, there is a trade-off. Repeated patching is poor value if the lead is thin, fatigued, poorly installed or failing in several areas. A repair may stop one leak while another develops at the next weak point during the following winter. If the flashing has reached the end of its serviceable life, renewal is usually the more dependable choice.

When flashing should be renewed

Full or partial replacement is often recommended where lead has split repeatedly, has inadequate upstands, is poorly chased into the chimney, or has been covered by unsuitable products.
