Roof ventilation is not about making a house draughty. It is about allowing moisture-laden air to leave the roof void safely while keeping the home weatherproof, warm and energy efficient. Get that balance right and your roof is better placed to perform as it should. Get it wrong and condensation can gradually turn into mould, damp insulation, timber decay and avoidable repair work.
What roof ventilation actually does
Every occupied home produces moisture. Cooking, showering, drying clothes indoors and simply breathing all add water vapour to the air. Some of that warm air can find its way through gaps around loft hatches, pipework, light fittings and ceiling penetrations into the colder loft space.
When the vapour reaches cold roof timbers, felt or the underside of roof tiles, it can condense into water droplets. A properly designed ventilation route gives that humid air a way out, reducing the chance of moisture collecting where it should not.
In most pitched roofs, ventilation is provided at low level, often at the eaves, and sometimes at high level near the ridge. Air enters and exits through these points, helping it move through the roof void. The exact arrangement depends on the roof design, its size, the type of underlay used and whether the loft is insulated at ceiling level or forms part of a loft conversion.
A roof needs to remain weathertight first and foremost. Ventilation openings must be detailed carefully so that wind-driven rain, insects and debris cannot simply enter the roof space. This is one reason ventilation work is rarely a case of adding a few vents without a proper inspection.
Homeowner's guide to roof ventilation: the warning signs
Condensation is often seasonal, so it can be missed during a quick summer check. Look in the loft on a cold morning or after several wet weeks, using a torch and taking care not to stand between joists. You are looking for patterns rather than one isolated mark.

Mould patches on upstairs ceilings or walls, especially around cold corners and eaves.
These symptoms do not automatically mean the roof lacks ventilation. A leaking tile, failed flashing, cracked ridge bedding or a damaged underlay can introduce water from outside and create very similar evidence. A reliable roofer will distinguish between condensation and water ingress before recommending work. Treating a leak with extra ventilation will not solve the problem, and treating condensation as a leak can lead to unnecessary expense.
Why insulation and ventilation must work together
Homeowners sometimes worry that better insulation causes condensation. Insulation itself is not the enemy. In fact, properly installed insulation is essential for reducing heat loss. The issue is usually poor detailing around it.
At ceiling level, insulation should be continuous enough to reduce heat escaping from rooms below, but it must not block the airflow route at the eaves. If mineral wool has been pushed tightly into the edges of the loft, it can cover soffit vents and prevent air from moving through the roof space. Ventilation trays or baffles can maintain a clear path above the insulation where needed.
Equally, gaps in the ceiling below the loft allow warm, moist household air to rise directly into the roof void. An unsealed loft hatch is a common example. Sealing obvious gaps around services and fitting an insulated, well-sealed loft hatch can reduce the volume of moisture reaching the cold side of the building.
This does not mean sealing a roof void shut. The aim is to limit uncontrolled warm air leakage from the house while preserving the intended ventilation path above the insulation. It is a small distinction with a major effect on roof health.
Cold roofs, warm roofs and converted lofts
A traditional cold roof has insulation at ceiling level, leaving the loft void above it cold and ventilated. This is common in many existing houses and requires clear ventilation at the appropriate points.
A warm roof places insulation closer to the roof covering, so the structure sits within the insulated envelope. It is often used for flat roofs and some loft conversion designs. Its ventilation requirements are different and depend on the full build-up of materials, vapour control layers and the roof manufacturer's system.
A loft conversion should never be treated like an empty storage loft. The roof build-up, insulation thickness, internal lining and any changes to the structure must work as one system. If condensation has appeared after a conversion or insulation upgrade, it is sensible to have the entire arrangement assessed rather than adding vents as a quick fix.
Common causes of poor airflow
Blocked eaves are one of the most frequent issues. Over time, insulation may be added without protecting the ventilation gap, while paint, debris, insect nests or previous repairs can obstruct soffit vents. Older properties may have little or no original ventilation provision, particularly if roofing materials or underlays have been replaced over the years.
Non-breathable roofing felt can also affect how a roof manages moisture. Older bituminous felt does not allow vapour to pass through in the same way as many modern breathable membranes. That does not mean it has failed, but it makes correct ventilation more significant. The roof should be assessed as a whole, not judged by one material alone.
Lifestyle factors can add pressure to the system. Regularly drying washing indoors without adequate extraction, using an unvented tumble dryer or leaving bathroom extractor fans ineffective can put a large amount of moisture into the home. Improving extraction in kitchens and bathrooms may be part of the answer, especially where the roof itself is sound.
What not to do before seeking advice
Avoid cutting holes through roofing materials, drilling into soffits or removing insulation simply because a loft feels stale. An incorrect alteration can create a route for rainwater, affect the roof's weather resistance or make the home colder. It may also conceal the actual cause of the issue.
Do not rely on a dehumidifier in the living space as a permanent answer to water droplets in the loft. It can reduce indoor humidity temporarily, but it will not repair damaged flashings, clear blocked vents or correct an unsuitable roof build-up.
It is also wise not to dismiss a musty smell as normal for an older house. A slight loft smell may not be urgent, but persistent damp odours, visible mould or wet timbers deserve prompt attention. The longer moisture remains in contact with timber, the greater the risk of decay and more extensive remedial work.
When to arrange a professional roof inspection
Call for an inspection if you can see dripping water, wet insulation, mould spreading across timbers, sagging plasterboard or signs of an active leak. After storms, check for new ceiling marks or debris in the loft, but leave external roof access to trained professionals with the right equipment.
For less urgent concerns, a planned inspection is still worthwhile before winter or before commissioning loft insulation, a reroof or a loft conversion. A thorough assessment should consider the roof covering, ridges and verges, flashings, guttering, soffits, underlay, loft insulation and the available airflow paths. It should also identify whether moisture is entering from outside or condensing from within.
The right remedy might be clearing existing vents, reinstating a suitable eaves ventilation gap, improving extraction, repairing a leak or specifying ventilation as part of wider roofing work.
