Its reputation for durability is well earned, but the finished roof is only as dependable as the preparation beneath it and the workmanship at its most vulnerable details.

One of EPDM's biggest advantages is that it can often cover a residential flat roof in one large sheet. Fewer seams mean fewer potential routes for water to enter, which is particularly useful on garages, extensions, dormers and porches. Where joints are needed, they are sealed using purpose-made tapes and adhesives.

The material also remains flexible through changing temperatures. Rather than becoming brittle with age in the way some older felt systems can, quality EPDM is designed to accommodate normal movement in the roof structure. This matters on timber decks, which naturally expand and contract with moisture and temperature.

The exact lifespan depends on the grade of membrane, the roof design, exposure to the elements and maintenance, but it is commonly considered a long-term solution for domestic flat roofs.
